      <title>Neyer Properties Helps Redevelop Forest Park's Business District</title>

      <description>Vital Improvements will help retain and attract retailers
Neyer Properties has completed $300,000 worth of building and public improvements near the intersection of Winton Road and West Kemper Road in Forest Park.&amp;nbsp;
The Forest Park Redevelopment Grant provided $30,000 to Neyer Properties to help pay for these improvements.
The Forest Park Redevelopment Grant is part of a comprehensive redevelopment plan adopted by the city several years ago. This plan was created to provide a blueprint for facilitating the redevelopment of existing commercial and residential properties, specifically near the Winton Road corridor. The grant helps the city leverage their resources with the private sector to create the greatest possible return on each taxpayer dollar.
&amp;ldquo;We are very selective when it comes to participating in redevelopment projects. Only those that involve first class partners and significant private investment consistent with the city's redevelopment plan are even considered,&amp;rdquo; said Chris Anderson, City of Forest Park community and economic development director.
Improvements include renovation of Neyer&amp;rsquo;s 32,000 square foot retail building located on West Kemper Road, near the corner of Winton Road. The prominent retail center features Fitworks as its anchor. The renovations have also allowed for a new 6,400 square feet space to be available for lease. The space fronts Winton Road. Neyer hopes to find a retail user for this space.
&amp;ldquo;Improving the corner [of Kemper and Winton Road] is of vital importance to our community&amp;rdquo; due to the retailers and municipal buildings nearby, said Anderson. The Forest Park Municipal Center, Senior Center and Central Park are in close proximity. Neyer&amp;rsquo;s property is also near a number of strong retail stores and restaurants including Kroger, Walgreens and Skyline.
&amp;nbsp;The property&amp;rsquo;s fa&amp;ccedil;ade was repainted, signage has been upgraded, and decorative exterior lighting has been added to the building. Native landscaping with drip irrigation has also been installed along the property. Neyer has partnered with the City of Forest Park to install streetscaping along Kemper Road. The streetscaping will be completed later this year.
Fitworks, the tenant, has received a complete remodel of its interior. &amp;ldquo;These improvements are just another extension of our commitment to upgrade and improve our facilities throughout the Greater Cincinnati area. Our Forest Park location will be the first of many to offer small group training and functional fitness classes,&amp;rdquo; said John Janszen, partner at Fitworks.&amp;nbsp;
On the interior, improvements included new flooring, lighting and decorative painting. Additionally, the fitness area was expanded and new showers and locker rooms were installed.
&amp;ldquo;We chose to work with Neyer Properties because it retains a long time and valued member of our business community. In addition this project is consistent with the long range goals of our redevelopment plan and contributes to our ongoing effort to improve this key gateway [the Winton Road corridor] in our community&amp;rdquo; said Anderson.
Fitworks also leases space from Neyer Properties at Neyer&amp;rsquo;s Highlands development, located in West Chester. The Forest Park location is one of seven health clubs within Cincinnati and Northern Kentucky.

      <title>Neyer Properties Expands Its West Chester Footprint; Strikes Subsequent Leases</title>

      <description>&amp;nbsp;Neyer Properties, Inc. is expanding its Highlands Market Square development through the acquisition of five additional acres along Cincinnati-Dayton Road in West Chester. The land is north of Neyer&amp;rsquo;s current Wal-Mart and Fitworks anchored development.&amp;nbsp;
The land offers frontage along Cincinnati-Dayton Road with an average daily traffic count of 30,000. &amp;nbsp;When purchased, the land included vacant and deteriorating residential properties, which have now been cleared to make way for new outlot pads. &amp;nbsp;Initial sitework has been completed and Neyer is currently completing the infrastructure design that will be well suited for retail or restaurant users.

Neyer purchased these additional acres with the intent of continuing the success of its Highlands Market Square development. The acquisition of this land will improve visibility and accessibility for the 23 undeveloped acres Neyer owns at the back of its site. The purchase also coincides with West Chester&amp;rsquo;s goal of further securing strong retailers for the area.
&amp;nbsp;
&amp;ldquo;There is a strong demand for additional retail in this area,&amp;rdquo; said Jeff Chamot, Neyer Properties land development manager. &amp;ldquo;This is apparent in the fact that several of our outlots along Cincinnati-Dayton Road have sold within the last two years to retailers such as Sonic, AutoZone, and Chase Bank.&amp;rdquo;

In addition to the five acres, Neyer has secured two new tenants at Highlands Retail Center II. Beaux Mondes Salon &amp;amp; Spa has signed a five year lease for 4,051 square feet. Beaux Mondes is currently open for business.&amp;nbsp;

Title Boxing Club has subsequently signed a five year lease for 4,138 square feet. Title Boxing Club primarily focuses on fitness classes by incorporating boxing and kickboxing. The company anticipates opening in January 2012. Both tenants are joining fellow tenant Kumon Learning Center in the building.&amp;nbsp;

Highlands Retail II was constructed in 2008. This first class retail building, along with the Highlands Retail I, offer inline restaurant and retail users prime visibility from Cincinnati-Dayton Road. &amp;nbsp;Limited space remains available in both buildings.&amp;nbsp;

Neyer Properties continues its acquisition and transformation of the regional real estate landscape with the purchase of a 200,000 square foot industrial building in Urbana, Ohio and 46 acres along River Road in Cincinnati.
The building in Urbana is fully leased to Navistar, a producer of International&amp;reg; brand commercial trucks, diesel engines and IC brand school buses. &amp;nbsp;The building is positioned on 13.13 acres with an additional 4.6 acres available for potential expansion.&amp;nbsp;
&amp;nbsp;
&amp;ldquo;The seller wanted us to bring a buyer that could perform, that was well capitalized and has great lending relationships, &amp;ldquo;said Keith Yearout of CB Richard Ellis. &amp;nbsp; &amp;ldquo;This is why we choose Neyer Properties.&amp;rdquo; &amp;nbsp;Keith Yearout, Jim Vondran and Hank Davis of CB Richard Ellis represented the owner in this transaction. &amp;nbsp;

Neyer has also purchased 46 acres along River Road (US-50) and Southside Ave., just west of downtown Cincinnati. This property gives specific users the opportunity to capitalize on one of the last remaining large industrial intermodal sites that provides easy access for trucking, railroad, and the Ohio River. &amp;nbsp;Stuart Hodesh of Hodesh &amp;amp; Associates assisted in this transaction.
&amp;nbsp;
&amp;ldquo;Our property is adjacent to numerous businesses that facilitate commerce on the river. These businesses are thriving within the Cincinnati region,&amp;rdquo; said Jeff Chamot, land development manager at Neyer Properties. Neyer Properties is also working with the City of Cincinnati and the local communities of Sedamsville and Riverside to come up with a comprehensive development plan for the overall site.

The City of Cincinnati owns 22 acres adjacent to Neyer&amp;rsquo;s acquisition. &amp;ldquo;We are actively working with the City of Cincinnati to install improved access to the site as well as grading and upgraded utilities,&amp;rdquo; said Chamot. &amp;ldquo;We hope to have these infrastructure projects completed early next year.&amp;rdquo;

Neyer is actively seeking out industrial, manufacturing, and other end users for this site.&amp;nbsp;

Both acquisitions follow Neyer&amp;rsquo;s strategy of focusing on value-added real estate opportunities that require a comprehensive solution to successfully restructure or reposition a property. Neyer looks for well-located properties to purchase and reposition to meet the needs of new tenants and end users.&amp;nbsp;

Dan and his wife, Kris, live in their new green home on top of Wiedemann Hill in Newport, Kentucky. Their home incorporates the same sustainable techniques and products he uses in his commercial and medical office buildings throughout greater Cincinnati.&amp;nbsp;
It is the third LEED&amp;reg; (Leadership in Energy and Environmental Design) Green Building Rating System&amp;trade; -certified home under its LEED for Homes program in the state of Kentucky, according to U.S. Green Building Council (USGBC) statistics. There is one LEED-Gold in Covington, and one LEED-Silver in Lexington.
LEED for Homes is a rating system that promotes the design and construction of high-performance green homes. Green homes use less energy, water and natural resources, create less waste, and are more durable and comfortable for occupants, according to the USBGC.
&amp;quot;We wanted to build a green home to reduce dependency on energy, eliminate pollutants, and re-use nature's resources,&amp;quot; said Neyer. &amp;quot;Having a green home also emphasizes how it's possible to incorporate business endeavors with personal pursuits.&amp;quot;
Wiedemann Hill consists of high-end homes of varied architectural styles clustered at the top of Watch Hill Lane in Newport, Kentucky. The development was the site of CitiRama and CitiFest from 2002-2004 and was named a top 10 Cincinnati Magazine neighborhood in 2007. Fifteen completed luxury homes sit atop the hill today, many of them fronting breathtaking views of the city of Cincinnati.
The five-story home is designed in a mixture of Second Empire Victorian and Italianate styles. It is complete with mansard roof with renewable and simulated slate tiles, covered porch with built-in fireplace on the top floor, and a roof terrace large enough for guests to enjoy the view of the skyline while allowing room to play cornhole and other games.
The home is impressive without being imposing; three floors sit above street level, and two are built into the hill. The Neyer home sits on piers drilled into bedrock in the t-intersection on top of Weidemann Hill, hosts a three-car garage, and tall, formal windows on the second and third floors. The Energy Star&amp;reg;-rated home features two decks on the back side of the home with spectacular views of the downtown Cincinnati skyline. It's also just a 10-minute commute to Neyer Properties' Keystone Parke headquarters in Cincinnati.&amp;nbsp;

Having been involved with the design and construction of millions of square feet of commercial property over a 30-year career, Neyer wanted the challenge of designing his family home. Studer Residential Designs, Inc. of Cold Spring, Kentucky, assisted.
&amp;nbsp;&amp;quot;This home is our living, breathing laboratory to learn the benefits of living green personally,&amp;quot; said Neyer. &amp;quot;What we kept in mind was to have the first floor for family living. Kris and I want to be able to entertain and use the space as we grow older, so we incorporated an elevator through all five floors. We also wanted to position the house to take advantage of views of the city.&amp;quot;
Green features include high-efficiency geothermal heating and air conditioning systems, high-efficiency water fixtures, rain barrels, and Energy Star&amp;reg; appliances. Recycled materials were used throughout construction, and solar panels are positioned in the side yard.
Perry Bush Custom Homes was the builder, and green building consultant Barb Yankie of Green Building Consulting helped guide the project through the LEED application process. Neyer's 5,590-square-foot home is rated silver under the council's point-based merit system, the third highest LEED level behind platinum and gold.</description>

The space on Spiral Drive was previously occupied by Media Play and was acquired by Neyer in November 2010. &amp;nbsp;Continuing an aggressive growth strategy, Neyer purchased the troubled asset with the goal of renovating, repositioning and leasing this well-located property. &amp;nbsp;One million dollars will be spent renovating the property for Jo-Ann Fabrics including upgrading the exterior of the building, constructing a new entrance and adding improved signage. &amp;nbsp;24,000 square feet currently remains available. &amp;nbsp;

Bob Byrne of Edge Commercial Real Estate represented the tenant in this transaction. &amp;nbsp;Andrew Sellet of Cassidy Turley represented the landlord.

This week marks the first Midwestern conference of the U.S. Green Building Council (USGBC). One thousand architects, builders and planners from 14 states will learn more about sustainable design, construction and building operation.
&amp;nbsp;
Every industry has its jargon, and sustainable building is nuanced and sometimes complex. To an outsider, its vocabulary may seem like alphabet soup.
&amp;nbsp;
Whether or not you meet a &amp;ldquo;Greening the Heartland&amp;rdquo; conventioneer this week, it&amp;rsquo;s nice to understand sustainable building .Here are a few green building terms and their meanings:
&amp;nbsp;
LEED accreditation versus LEED certification&amp;mdash;People are accredited, buildings are certified. &amp;nbsp;Leadership in Energy and Environmental Design (LEED) oversees best sustainable building practices under the USGBC. Professionals who take specialized classes administered by the Green Building Certification Institute (GBCI) can achieve LEED-AP (Advanced Professional) status. Buildings that meet LEED criteria regarding use of recycled materials, sustainable building practices and green features obtain LEED certification.&amp;nbsp;
&amp;nbsp;
LEED Silver, Gold and Platinum&amp;mdash; Regardless of the certification level, to be on the LEED podium means you have built or remodeled an energy-saving facility. 	
&amp;nbsp;
LEED certifications are based on a 100-point system: &amp;nbsp;the more points you garner, the higher the designation.
&amp;nbsp;
Each green feature included in a building contributes to LEED points, with some features leading to more points than others. High-efficiency windows and &amp;ldquo;cool&amp;rdquo; white roofs, for example, are commonly used at all LEED levels. Green roofs, bioswales and geothermal heating and cooling contribute toward more points because they have a greater environmental impact.
&amp;nbsp;
Green roofs feature plants grown on reinforced roofs. They insulate buildings, and plants provide clean air for us as well.	
&amp;nbsp;
Building owners must consider life-cycle costs when going for LEED: the extra cost to achieve Platinum certification can be offset by energy savings or other ongoing cost reductions that shorten the payback of additional costs to achieve that certification level.&amp;nbsp;
&amp;nbsp;
Heat Island Effect-- &amp;nbsp;Gilligan may have felt this, but we in the real world feel it, too. Heat island effect is &amp;nbsp;increased temperatures from the absorption of heat by hardscapes like dark, non-reflective pavement and buildings. To reflect heat and cool the environment and buildings, we use white-colored roofs or &amp;ldquo;green&amp;rdquo; roofs.&amp;nbsp;
&amp;nbsp;
Remediation-- This is not what happens when your third grader takes a reading class over the summer. &amp;nbsp;In the sustainable building world, remediation is fixing environmental hazards in &amp;nbsp;a building or site so it can be safely redeveloped. &amp;nbsp;Many older buildings were built with asbestos insulation, or the interiors painted with lead paint. Soils may be contaminated with chemicals that need to be extracted. Successful remediation ensures that the building is safe for humans to live or work there.

The more we learn about sustainable building to help us conserve natural resources and decrease energy use, the more we save on utilities as well as provide a better environment for our ourselves and our children.
