Neyer Properties has invested in cutting-edge animation to promote The Greens At Kenwood, its $150 million Class A hotel and office project in Sycamore Township.

“The animation creates a well-defined picture of The Greens campus in the middle of a well-developed area that could never be visualized without such accurate computer-generated graphics,” said Charlie Pond, building development director at Neyer Properties. “It shows clearly the cutting-edge architecture of the buildings and their sophisticated lobbies, and defines the access and amenities that would not be known to key decision makers from outside the greater Cincinnati area.”

The animated tour of The Greens At Kenwood can be found at www.TheGreensAtKenwood.com. Sycamore Township, in partnership with Neyer Properties, has completed excavation and retaining wall construction for a new public road as part of developing The Greens at Kenwood. The road and new traffic light will connect Hosbrook and Montgomery Roads, near I-71, in Sycamore Township and provide access to the FBI’s new division headquarters on the site. The road and traffic light will be complete by October of this year.

The Greens at Kenwood, a $100 million project, is the only new office and hotel campus located in the Kenwood area and the only new development with highway exposure currently under construction along the I-71 corridor from the City of Cincinnati north to Mason, said Jeff Chamot, land development manager at Neyer Properties.

Located at the intersection of I-71 and Montgomery Road, The Greens at Kenwood will feature two Class A LEED certified office buildings totaling more than 200,000 square feet, a 160-room hotel with meeting and banquet facilities, and a structured parking garage for more than 800 cars.

The mixed-use development offers highway visibility, signage opportunities and exposure to more than 140,000 cars per day.

The $47 million LEED Silver FBI division headquarters is located on The Greens’ campus. Construction began on the FBI building in November, 2010 and the steel structure is nearly complete. The building is slated for completion by the end of 2011.

“For over 15 years, Kenwood has been the premier office market in the Cincinnati region,” said Scott Abernethy of Cassidy Turley, a broker representing the property. “Kenwood’s vacancy rate for office space has stayed below 10 percent for over 10 years because demand for office space in Kenwood is at a premium. To fully understand what this project is bringing to Kenwood, the virtual animation is a must-see.”

Sycamore Township also has no earnings tax, which has helped the area as a whole remain strong despite the economy, he added.

Neyer Properties is currently working with several key office tenants to occupy space in the first building to be constructed. It also has a letter of intent to build with a high-quality hotel, said Dan Neyer, Neyer Properties president.

True to its name, The Greens at Kenwood has a multitude of green features not commonly implemented by Class A office buildings in the greater Cincinnati region. The office buildings will feature solar photovoltaic (PV) panels on the roofs. These solar panels can save tenants up to 15 percent on energy because of fixed electrical rates for a portion of the required building power. This will help reduce overall operating and occupancy expenses for tenants.

Overall, utility bills at The Greens will be reduced more than 30 percent compared to traditionally-constructed buildings due to the solar panels and the project’s adherence to LEED standards. Another green feature at The Greens will be the use of daylighting and light shelves. Windows throughout the complex will maximize the amount of natural daylight in the building. Light shelves will be installed over these exterior windows to help bounce daylight deeper inside tenant spaces to provide natural light to all employees.

They will also help more efficiently heat the building in winter and block out heat in summer, when the sun is higher in the sky.

Located east of Kenwood Towne Center shopping mall and along I-71 and Montgomery Road, The Greens at Kenwood is surrounded by retail, restaurant, professional services and other amenities.
