Montgomery Quarter, a private-public partnership with the City of Montgomery and the two main developers Brandicorp and Neyer Properties, is moving forward with Phase II of this development. Phase II will approximately double the size of the development to be in excess of $300 million of value. This next phase will kick off with HILLS Properties being part of the development team for 239 apartments.
HILLS Properties, in partnership with Neyer and Brandicorp, will be adding the 239 apartments to the development throughout four buildings. These new apartments will complement the existing 148 units constructed during Phase I and managed by CASTO.
“Montgomery Quarter is an extremely visible and dynamic location in one of the premier municipalities in the Midwest. The obvious success of Phase I makes this a perfect location for our product type and customer experience,” said Louis Guttman, CEO of HILLS Properties.
HILLS Properties is focused on bringing more space to the units overall. The Phase II apartments will prioritize larger square foot layouts with the majority being two bedrooms, two bathroom units. “This partnership with HILLS Properties marks a significant milestone in our vision to build and enhance this thriving community at Montgomery Quarter,” Michael Brandy, President of Brandicorp.
High-end features will be offered to the residents of these new apartments, as well as an array of amenities. Highlights of the HILLS amenity package will include, secure, inbuilding parking, elevators, an indoor/outdoor social deck and swimming pool, state of the art fitness center, as well as a rentable multi-purpose space, game lounge, and business center with private work rooms.
The new apartments developed by HILLS Properties will break ground in mid-2025 with occupancy in 2028. Residents will find an abundance of shopping, dining, and entertainment options within walking distance of their new homes.
In addition to the apartments, Phase II will add additional commercial space including a specialty deli and entertainment to further enhance the vibrant atmosphere currently found within the public park, fountain, restaurants, and other amenities already incorporated within Phase I of this development.
“The City of Montgomery is excited to build upon the tremendous success achieved in the first phase of the Montgomery Quarter and we look forward to beginning phase two of the project with construction of the residential component in 2025, as well as completion of The Hotel Rambler,” said Montgomery City Manager Brian Riblet.
Infrastructure for Phase II, including a road connecting the roundabout on Montgomery Road to the end of Cameron Lane, was completed earlier this year. At Phase I, construction continues at The Rambler Hotel, a Tapestry by Hilton brand, which is expected to be completed in October 2025. The Rambler is being developed in partnership with Jeffrey R. Anderson Real Estate.
“The partnerships with HILLS Properties and Jeffrey R. Anderson Real Estate highlight our commitment to creating a premier destination that combines exceptional living spaces with dynamic amenities,” said Brandy. “Montgomery has always been a fantastic place, and we are dedicated to elevating it further as a premier location for living, working, and enjoying life.”
