Neyer Properties has hired John Eckert, Travis Likes, and Scott Yards of CBRE to list the company’s Blue Ash office portfolio. Neyer is the largest Blue Ash office landlord; the company currently owns over half a million of square feet of office space in Blue Ash.
Neyer previously listed its Blue Ash properties through three different brokerage houses.
“We came to realize that each building in the Blue Ash portfolio was competing against the others for prospects without consideration for the prospects’ overall needs,” said Senior Leasing Manager Bert Hehman. “Using multiple brokerage houses who were all representing the same landlord in the same area of town created significant confusion on the part of the prospects.”
With CBRE as the single source provider for Neyer’s Blue Ash portfolio, the focus is to first understand the prospect’s real estate needs and then be able to present the appropriate building(s) in Neyer’s portfolio to satisfy those needs.
“CBRE has a proven track record of delivering success with users both on a national and local level and have the team structure to meet the demanding requirements of Neyer’s portfolio,” said Yards.
CBRE will be able to offer more selection as well as more experience to potential tenants, allowing the team, as well as Neyer’s leasing department, to offer the best solution for the prospect’s needs.
Neyer and CBRE are implementing several strategies to present Neyer’s portfolio as one single real estate solution for the Blue Ash market. This includes implementing new technology and resources for tours, showings, proposals and communications. Within each building, tablets and electronic directories will contain real-time building information such as available suites, area amenities and floorplans. CBRE and Neyer are also implementing a VTS platform, a web-based leasing software allowing brokers and landlords to communicate, manage and monitor deal opportunities in real time.
“There is strong demand from tenants requiring smaller spaces in Blue Ash with immediate occupancy,” said Hehman. Neyer will also be constructing ‘Ready-To-Occupy’ speculative suites in select buildings of the portfolio to address this need.
