Progress continues at Phase I of the mixed-use Montgomery Quarter at the southern gateway to the City of Montgomery’s downtown district, with anticipated opening of Phase I at the end of summer.

The new high-profile development is adjacent to the large roundabout project completed in 2021 at the intersection of Ronald Reagan Highway and Montgomery Road.

The office buildings and retail spaces are nearing completion with the initial tenants projected to take occupancy in August of this year. Fifth Third Bank will be occupying the entire top floor of one of the office buildings. Bru Burger, Livery, and Blaine’s Fine Men’s Apparel have been announced to take some of the retail space in Phase I.

Bru Burger will be the third location in the Greater Cincinnati area for the Indianapolis-based Cunningham Restaurant Group. Livery, a Latin-influenced restaurant also from the Cunningham Restaurant Group will be the first of its kind in Ohio. Blaine’s will be relocating from its current spot just north of the site on Montgomery.

The Gateway Partners Montgomery development team, a partnership between Brandicorp and Neyer Properties, is actively negotiating with additional prospects and hopes to announce several more office and retail tenants soon.

Additionally, design for the 118-room hotel, a Tapestry by Hilton brand, is being advanced and finalized, with construction to begin in fourth quarter of this year. The hotel is anticipated to open in second quarter 2024.

Finally, the apartment construction is gaining momentum on site with construction progressing on both buildings. The team will actively start marketing the apartments for lease in fourth quarter this year with residents able to take occupancy in summer 2023.

Phase I also includes parking garages and a public park in the middle of the development, a signature piece allowing the City to program the space with events such as farmers markets, festivals, concerts and other gatherings.

The City is planning a ribbon cutting for Phase I in the fall of this year.

CBRE is leasing the office portion of the development and Jeffery Anderson Real Estate is leasing the retail and restaurant spaces. Gateway Partners Montgomery has also partnered with CASTO on the apartment buildings of the development.
