About this Project
Highlands Market Square is a 75-acre mixed-use development located at Exit 21 off of I-75. Neyer Properties began purchasing these 75 acres along I-75 starting in 2000, with construction beginning at the site in 2004.
When Neyer purchased this land, several challenges that had to be overcome. For one, there was a 50 feet difference from end of the property to the other. The closest sanitary sewer was also about one mile away, on land not owned by Neyer Properties. The property itself was previously an old gravel site and had weathered shale throughout the site. Finally, West Chester Township was not familiar with mixed-use developments at the time and therefore was hesitant with the initial site plan.
To overcome these challenges, Neyer obtained a TIF from the county, rather than the township, to construct the internal roads for the development and to extend the sewer. To compensate for the change in elevation, Neyer moved 500,000 cubic yards of fill to the north end of the property.
The development is anchored by Walmart Supercenter and Fitworks Fitness Center. The property also features banking services, various restaurants, and car services.
