About this Project

Riverside Yard is a 46-acre site is located 2 miles west of downtown Cincinnati and Interstates 75 and 71.  The 46-acre industrial site, once used as a rail yard and then a dump site for the Fort Washington Way project, has been vacant due to a lack of roadway access and utilities for many years.  In 2016, Neyer received funding through the Jobs Ohio Redevelopment Pilot Program and the City of Cincinnati to obtain roadway access and utilities to the property to make the parcel developable. Additionally, Neyer partnered with the City of Cincinnati and REDI Cincinnati and obtained a JobsOhio Site Redevelopment Grant which provided assistance to clear and level the site, bringing the site to shovel-ready condition.

The initial 8 acres of the property were redevelopment into a brand new, 103,500 square foot, speculative warehouse facility due to a partnership Neyer Properties has forged with the City of Cincinnati in the form of a Development Agreement and a grant from JobsOhio to render the property marketable.

Neyer Properties was able to lease the building to Amazon for a last-mile distribution facility. In conjunction with the lease, Amazon required a 700+ car parking lot, which took approximately 14 acres, leaving just over 23 acres left available for development. This building and the adjacent parking lot were sold in 2020.

In 2021, Neyer was able to sell the remaining 23 acres to Freestore Foodbank for a new 200,000 square foot building.
